My choice: June - more convenient for me

Finding an August lease in June might be a bit difficult, but if you fail to find something you have another month to work with. Also, signing leases before lots of little undergrads come back is probably wise.

housing in CA goes on the market fast and off the market faster. looking closer to the time you expect to actually move in is better.

Go when there are more options available. But that depends on the location.

If you make a stupid choice because a website tells you to, it's your own damn fault.
